Attending open houses in Seattle is one way that many home buyers start to get acquainted with the home buying process. Seeing homes in person can allow a home buyer to get a feel for the quality, size, and condition of homesthat are available in a certain price range in their desired neighborhood.
While visiting open houses is the enjoyable part of starting the house hunting experience, first time home buyers should also be visiting a lender as early as possible in the process. Sitting down with a bank or lender to get pre-approved for a loan will not only allow a buyer to feel comfortable with the cost of owning a home, but also educate them on the range of financing options available and necessary down payments. Home buyers save themselves time, money, and stress by finding out what they can afford with a lender, and their home search becomes much more focused and enjoyable.
Seattle open houses are usually staffed by an agent who represents the seller. In most cases, this agent has a signed listing agreement to represent the seller's financial interests. While it may seem easier to write an offer with the agent who is sitting at the open house, if this agent represents the seller, it's actually not in the buyer's best interest. Home buyers should have their own representation, meaning their own buyer's agent, to negotiate the price, write up the offer, and manage the home buying transaction. Since there is no direct cost to the buyer for having their own agent (the seller pays all commissions), it makes sense for a buyer to have their own representation.
In some cases, a different agent who doesn't represent the seller may be holding an open house. The easiest way for a buyer to be comfortable is to hire your own buyer's agent, and then a buyer need not be concerned with who is hosting an open house. Buyers can also ask the agent holding the open house whom they represent, and the agent will be happy to answer any questions about agency and representation.
